Hello All,

Its research time.  I need your help and a few minutes of your time.  I need your input as agents actually using the tools listed below.

1.  Please tell me what MLS system your association uses and as working agents what are the pros and cons.

2.  Do you use electronic lock boxes, if so what brand and the pros and cons.

3.  Do you use a Transaction Management System?  If so, is it provided by your local association?  Which one do you use and as a working agent please advise on the pros and cons.  Do your clients use the system?

4.  Do you use a type of Zip Forms?  If so, do you use them all the time, are they provided by the association?  Please list the benefits.

Follow up, Posted after initial post 12/01/2008:  It seems many are using Paragon.  I would like to know about the pros and cons of Rappatoni's MLS system.

This is my office set up:

Our association uses Kinnexus.  It's out dated by about 5-10 years in comparison to Fidelity and MLX.  We can't send listing from a map.  Only 6-10 pictures allowed.  3 documents for upload.  There isn't a calender for everyone.  The list goes on.

Our association uses Book A Showing for the showing system.  The system provided safety for the buyer seller and agents. www.bookashowing.com  It would be safer it agents quit giving out lock box codes.  The feedback rate from agents about the showings is about 80%.  Emails are sent daily to agents until the feedback sheets are answered.

I currently use Zip Forms.  I use a tablet pc www.motioncomputing.com then print docs on location if clients need print.  It's 50/50, print vs electronic.  Being an "EcoBroker"  I am trying to go "Green".  www.zipforms.com  I purchase myself.

If my clients are out of town, they can "esign" the documents, provided by Docusign.  This program allows me to sign and have anyone sign documents electronically.  I purchase myself.

Then, all transactions are loaded up to ReLay (NAR owned Transaction Management System).  www.Rebt.comLenders, Title companies, agents, clients, home inspectors and anyone in the transaction can load information.  You designate who can see what.  Great back up and clients feel more part of the transaction.  I purchase myself.

Lock Boxes:  we use combos.  Had supra, agents complained.  Went back to combos.  I would like Supra again because of the reports and not everyone can have access.  I don't think this will happen again.

The only issue I am lacking is an up to date MLS system, I think...

Networking is a wonderful tool!

• Nov. 11, 2008 - 2008 NAR notes: Transition to a New Administration: Regulatory Issues Forum, RESPA

Transition to a New Administration:  People and Policies:  Regulatory Issues Forum. 

            Obama will support housing per NAR.      In Illinois, Obama advocated tax credits for property owners and fought to end predatory lending.  He has advocated for a stronger FHA and voted for the NAR-backed economic stimulus bill, which increased loan limits in high-cost areas.

            External events will drive the overall agenda about housing decisions.  No one can predict what will happen 48 hours from right now.  No matter what candidate won, the reactions to the housing industry would be similar. 

            Angry Republicans will be an issue to be dealt with.  The Republican Party feels like they have been treated unfairly.  The forum suggested the Republicans will no longer be total big business driven and the Democrats and Republicans will work better together and see views more similar in the near future.

            Issues New President is faced with:

1.       Fix market failure, how to get the private market working better

a.       Buyers have no confidence in the market or banks

b.       Banking investors have no confidence in the mortgage lenders due to past undisclosed high risk

2.       Mortgage Broker Reform

a.       Loan to loan scoring system, from the mortgage broker to the investor

3.       Cycle of Foreclosure

a.       The cycle is explained as a home in the neighborhood goes into foreclosure, this affects the value of surrounding homes and a circular events starts with no way to stop.

b.       Possible proposal, allow judges to modify the terms of the loans already made and the servicer just has to live with it.

4.       FHA issues

a.       FHA is the most trusted type of loan

b.       FHA is expected to run over 50% of the market

c.       Can FHA get too big?

d.       Is FHA ran properly, if not, in the future will we have another bail out?

 

Realtors need to be more involved in RPAC and talking to the local and state reps.  Nothing is more effective than when a REALTOR® walks in an office and explains how a decision will impact the market and the REALTORS® job.

 

HUD employees start to transition before the election.  HUD supplies room for Obama’s HUD staff and their own systems.  Because Obama separated himself from the lobbyist he has less starting staff. 

 

Currently the 2nd part of the bail out is waiting to be released.  NAR is waiting to find out if it will be released with out strings.

 

Many of the US notes are held by foreign countries, these countries have no interest in assisting the US.  If it weren’t for China right now, we wouldn’t be selling any mortgages or homes.  Is that good or bad?

 

RESPA Change:  HUD says its proposed changes to RESPA -- which include a new, four-page Good Faith Estimate that's intended to help home buyers comparison shop for a loan, title insurance and other settlement services -- would save consumers $8.35 billion a year.

            RESPA change also involves at the settlement table a new HUD 1 form, Good Faith Estimate and a mandatory script to be read out loud.  This may cause a raise in the settlement cost, more time and less transaction per day for the settlement company.

            Question asked:  Could Obama change the new RESPA Rule?  Congress could take action not to fund.  This must be revisited by the Obama team per forum speakers.  If rule is dated properly, no one can touch it except to create a new rule.

• Oct. 19, 2008 - Are you missing showings?

I have been trying to set up an appointment to show the address above since 5:30 Sat. evening for a showing on Sunday at 11:00am.  The home is vacant.  It's 10:30 Sunday and I had to cancel the showing because I can't get a hold of the Realtor or the office.  I even sent the agent an email.

 If this were an active Book A Showing listing, my cash investor purchaser would be going through.  He said to me, I thought you guys had a showing system, I had to say only some of us choose to use.  He said that's too bad.

If it happened to me, how many other agents can't show because the office is closed? 

Book A Showing is an MLS wide product that lets only "Licensed Agents" make appointments.  After the showing the showing agents receives email feed request until filled out.  The buyers get appointment information as approved and the sellers, listing agent and assistant receive the showing request as soon as requested and any of them can approve the showing with a click!  Then the reports for offices, purchasers and sellers are amazing

Many agents in Flint MI don't pay the Top Producer fee anymore.  Between Kinnexus MLS software, Book A Showing and Outlook, they said they don't have the need.

• Sep. 14, 2008 - Michigan Chapter Women's Council of Realtors Nomination

 

The members of the State Chapter Michigan Women's Council of Realtors have honored me by placing me as a nominee for the 2009 Pres-Elect Position.

I was stunned to see my name on the ballot.  I believe the members asked for this so that communication can open up.  I don't believe there is enough communication among the chapters and leadership.  I am afraid if elected, I will communicate too much and the leadership will get sick of me (-:

In some recent correspondence a local chapter leadership said she was impressed the I "had the courage to voice my feelings".  That's why we are a membership.  If people are afraid to communicate, the chapters will go down.

I visited the chapters of Western Wayne, Western, Lakepointe, Saginaw and Birmingham-Bloomfield this year to see how other chapters operate.  All chapters are so unique that all can bring a good experience and share. 

I would like to see the meetings have some laughter.  They are so serious  that Local Chapters resident's dont' really promote this meetings to the membership.  I hope that can change in the future.

Since the membership nominated me, I would like to serve for them.  If you are a voting member for the Michigan Chapter Women's Council of Realtors please come to the Michigan Association of Realtors Convention- Women's Council of Realtors Meetings.
